If your home has a gas heating system – including a gas meter, boiler, pipework, cooker or fire – we must service this every year by law. This is to keep your home and family safe.
We also check everything is working efficiently, to keep your bills down and make a boiler breakdown less likely.
We aim to carry out checks two months before they are due. This gives us extra time if there are unforeseen delays, so that we can still meet our legal duty as your landlord.
Your gas servicing appointment
You will get a letter with an appointment date. Please note the date and make sure you’ll be in.
Prepare for the appointment by clearing space. Take clothes from your airing cupboard, for example.
Make sure you have credit on any pre-payment gas and electricity meters. The contractor needs both to check your gas.
Make sure you are in for the contractor and check their identification.
The engineer will check the system and any gas appliances – including your own cooker.
If they have any concerns, they are likely to turn off the gas supply to keep you and your family safe. Please let them do this. We will follow up as quickly as we can and leave you with temporary heaters if you need them.
What happens if you aren’t in
If we can’t access your home to carry out the safety check, we will take legal steps to get a court order and ask for our court costs to be paid by you.
If you ignore a court order telling you to let us in, you are in contempt of court. You could be sent to prison.
